What Deal Zone means

Time on market can create leverage, but it does not automatically mean a bargain.

A home can remain active for many reasons: pricing, presentation, condition, location, financing constraints, previous contract issues, or simply the wrong strategy. The opportunity is understanding why the property is still available and whether that gives a buyer room to negotiate.

Deal Zone identifies homes worth investigating more closely. I then review price history, nearby competition, recent sales, condition, and seller positioning before recommending an offer strategy.

Price

Has the seller already reduced the price, or is the current asking price still above the competitive market?

Concessions

Longer market time can sometimes create room to discuss closing costs, repairs, or an interest rate strategy.

Condition

Projects and deferred maintenance can change both value and negotiating strategy. The numbers need to work after those costs are considered.

Does 60+ days on market mean the seller is motivated?

Not necessarily. Longer market time is a signal to investigate, not proof of seller motivation. I look at price history, prior status changes, competing inventory, property condition, and how the seller has responded to the market before deciding how aggressive an offer should be.

Can a buyer ask for both a lower price and concessions?

Sometimes. The right structure depends on the property, the seller's priorities, competing offers, lender guidelines, appraisal risk, and how the requested concession affects the seller's net proceeds.

Are all Deal Zone homes distressed properties?

No. Deal Zone is based on market time and saved-search criteria, not distress. Many homes are ordinary resale properties that simply have not aligned with the market on price, presentation, condition, timing, or buyer demand.

How do I know which Deal Zone home offers the best opportunity?

Start with the property's history and competition. I compare active alternatives, recent sales, price changes, condition, likely repair costs, and the seller's apparent negotiating position before recommending an offer strategy.
