If you have driven through the Parker Road and E-470 area and wondered what is happening on that large stretch of land, the name to know is Prairie Point. For people following growth in southeast Aurora, this is a development worth watching and worth understanding beyond the renderings.
Its appeal will depend on more than a new floor plan. Where a home sits, what is completed when you move in, the cost of ownership and how the location fits your daily routine will all matter.
Community Overview
What is Prairie Point in Aurora, Colorado?
Prairie Point is a large new residential development with a mix of planned home types. The official community website describes single-family homes, paired homes, multifamily residences and larger estate homes, with Mountain Modern architecture emphasizing clean lines, substantial windows, timber and masonry.
That variety makes it a community to compare at the homesite level. Two homes within the same development could offer very different experiences: a different street setting, a different view, different nearby construction and a different route to the amenities you use.
You may also encounter Kings Point North when researching this area. Prairie Point is the current public facing community name, while Kings Point North is the former planning and Metro district identity that still appears in some official records. The district’s annual report documents the 2022 name change from Kings Point to Prairie Point, and Aurora continues to use titles such as “Prairie Point Site Plan No. 1 (Kings Point North).” Review the Prairie Point district annual report or search the City of Aurora project records.
Kings Point South is different. It is a separate development west of E-470 with its own planning applications and Metro districts. It should not be treated as another name for Prairie Point.

Which companies are confirmed for Prairie Point?
Oakwood Homes is confirmed as the master developer. Its own project announcement identifies Prairie Point as its new community.
The official Prairie Point website still lists residential builders as “To Be Announced.” As of this article’s October 1, 2026 research check, I have not verified a named homebuilding-partner roster in the official materials reviewed. Oakwood’s development role should not be treated as confirmation that it will construct every home.
As builder names and collections are officially released, that will be an important next step in comparing layouts, homesites, pricing and purchase terms.
Timing & Releases
When will Prairie Point homes be available?
The ceremonial groundbreaking took place on May 28, 2026. Oakwood’s announcement the following day projected first home sales in the first quarter of 2028 and described phased construction. That is a sales projection, not a guaranteed move-in date. Source: Oakwood Homes.
There is an important detail for anyone searching online: the community website still carries an older FAQ referring to a 2025 groundbreaking and sales beginning in 2026. I would use the newer announcement when planning, then confirm subsequent updates directly with the developer and the builder offering the home you want.

Where is Prairie Point, and how does the location work?
The developer places Prairie Point on both sides of E-470 near Parker Road in southeast Aurora. Its location map is useful for understanding the overall setting, although a planning map should not be treated as a final homesite or construction-phase map.
For buyers, the distinction between an Aurora community and a nearby Parker destination matters. Shopping, health care and recreation can be close geographically while sitting in another municipality. A nearby Parker address does not establish a Prairie Point home’s school assignment, taxes or services.
My recommendation is to test the location using the trips you actually make. Drive to your workplace during your normal commute. Check the grocery route, school route and evening return trip. If you travel frequently, test the airport route too.
E-470 is a toll road. Factor the routes you expect to use into your transportation budget and compare them with alternatives using the highway authority’s maps and toll information. Convenience is personal; a map cannot tell you whether a route will work well for your schedule.

What amenities are planned inside Prairie Point?
The community website describes two aquatic amenity areas, fitness and gathering spaces, three neighborhood parks, playgrounds, picnic areas and open space, along with planned connections to the High Plains and Cherry Creek trail systems. Shared amenities can add real value to everyday life when you use them. Before choosing a home, ask which facilities will be available at closing, whether access is included in your assessments and whether any programs or services carry separate charges.
I would also compare the route from the specific homesite to the facilities. An amenity across the development may be less convenient than it appears on a community brochure.
Bluebird Club
What is Bluebird Club, the planned golf course?
Bluebird Club is the private golf club planned alongside the community. The Colorado Golf Association’s July 2026 report describes an invitation only club, an 18-hole links-inspired course designed by Dan Blankenship and a planned opening in fall 2028. For golfers, that is a significant part of the development’s identity. For a homebuyer, it raises a practical question: what does ownership of a particular home actually include?
Do not assume that buying in Prairie Point provides a Bluebird membership. Ask for written information about eligibility, availability, initiation costs, ongoing dues and any relationship between the club and the residential community. Community recreation facilities and a private club should be evaluated separately.

What shopping, dining and services are nearby?
Start with the Parker Road and Cottonwood Drive corridor for everyday errands, then look at the broader southeast metro for additional choices. The following are existing destinations to research, rather than promised future businesses inside Prairie Point.

The surrounding trail network is worth exploring before the neighborhood itself is finished. Parker Parks and Recreation identifies the High Plains Trail along E-470 and approximately eight miles of Cherry Creek Trail through Parker. Douglas County describes the larger Cherry Creek Regional Trail as a route connecting parks and open space through Parker, Centennial and Franktown. For a larger outdoor outing, Cherry Creek State Park offers reservoir recreation, trails and camping. It is a regional destination rather than an amenity inside Prairie Point.
If walking or biking is a priority, check the actual connections. Look for completed paths, road crossings, grades and access points. A planned trail connection and an open route you can use today are different things, especially during construction.
Schools & Education
What schools will serve Prairie Point?
Oakwood identifies Prairie Point as being within Cherry Creek School District. For an individual purchase, the next step is to verify the assignment for the exact address and enrollment year using the district’s School Assignment and Locator Tool.
A nearby school or a school mentioned in early community marketing is not enough to confirm an assignment. With a new development, an address may also need confirmation from the district before it appears in an online locator. I would make school verification part of the home comparison early in the process.
Ownership Costs
Will Prairie Point have Metro district costs?
Prairie Point has Metropolitan District Nos. 1, 2 and 3 and a Community Authority Board. The official district website publishes budgets, boundary maps, annual reports and transparency notices.
When evaluating a home, request the district information attached to that parcel and a current estimate of taxes and recurring assessments. Also ask whether there is an HOA or another association charge and what each payment covers.
Compare the full ownership cost: mortgage, property taxes, insurance, association or district assessments, maintenance and any optional club membership. A home’s advertised price is only one part of that calculation. A newly built home can also have a tax estimate that changes as the completed property is assessed, so ask how the estimate was prepared.

- Price the finished home. Include options, lot premiums, landscaping and any items excluded from the advertised base price.
- Review the contract and incentives together. Understand what an incentive requires, including lender conditions, deadlines and the effect on the overall purchase cost.
- Keep inspections in the plan. Ask about independent inspections at appropriate stages and the builder’s warranty process.
For nearby homeowners, I would watch how the project develops before drawing conclusions about resale values.
