The August read

More sales, a lower price mix, and tighter closing gaps

Copperleaf recorded nine closed sales in August 2026, two more than the same month last year. The average sold price fell 16.4%, but average price per finished square foot increased 6.2%. Together, those figures point to a meaningful shift in the size and type of homes that closed, not a simple 16.4% drop in comparable home values.

What matters most Homes closed at 99.1% of list price, compared with 97.7% one year earlier. The average sale finished about $5,000 below list, an improvement from roughly $14,900 below list in August 2025.

Timing & process

Typical marketing time increased

August timing

  • Average days on market79.6 days (+59.1%)
  • Median days on market55 days (44 last year)
  • Sold within first 7 days11.1% (0.0% last year)
  • Average list to sale gap−$5,000

How to read the average

The 79.6 day average was pulled upward by two long marketing sales at 159 and 281 days. The 55 day median is a better guide to the middle of this small nine sale sample, while the one sale that closed within seven days shows that fast outcomes were possible but not typical.

Actionable guidance

What this means for Copperleaf buyers and sellers

For buyers

  1. Choice has improved, but supply is not unlimited. Nineteen active listings equal about 2.1 months of inventory at August’s sales pace.
  2. Do not read the 16.4% average price decline as a blanket value drop. More lower priced and smaller homes closed, while price per finished square foot rose 6.2%.
  3. Expect well positioned homes to finish near list. The August sale to list ratio was 99.1%, leaving less room than last year’s 97.7% ratio suggests.
  4. Use time on market strategically. The 55 day median and too many older listings shows where inspection, repair, closing cost, or rate buydown conversations may become more productive.
  5. Price financing before ruling out a home. August mortgage rates averaged 6.67%, compare payment strategies and seller paid options with a qualified lender before deciding affordability.

For sellers

  1. Demand is still producing transactions. Closed sales increased 28.6%, so buyers are acting when price, condition, and value align.
  2. Plan for a thoughtful launch, not an automatic first week sale. Only 11.1% of August closings sold within seven days and the median marketing time was 55 days.
  3. Accurate list positioning matters. Closed homes finished only about $5,000 below list on average, but the longer timing shows that proximity to list did not guarantee speed.
  4. Match presentation to the competitive set. Four plus bedroom homes averaged 38.6 days on market versus 130.8 days for three bedroom sales, though the small sample means property level strategy remains essential.
  5. Protect the first impression. With 19 active and seven newly listed homes in the last 30 days, buyers can compare condition, updates, photography, and payment value before committing.
